Bristol City Council is seeking a contractor for the construction of 14 light industrial units aimed at small to medium-sized start up and growing businesses in a range of sectors at 601 Whitchurch Lane.
The scheme is funded by grants from the West of England Combined Authority and the
European Regional Development Fund, which is managed by the Ministry of Housing,
Communities and Local Government.
Under this contract the contractors and their supply chains will be required to actively
participate in the achievement of the Contracting Authority’s social, economic and
environmental objectives. Accordingly, contract documents may relate to social, economic
and environmental considerations.

two.2.4) Description of the procurement
Bristol City Council is wising to procure a main contractor to new build construction of light industrial units aimed at small to medium-sized start up and growing businesses in a range of sectors, targeting delivery of 2,600m2 GIA of workspace, comprising of 1725sqm ground floor area with up to 870sqm of mezzanine space available for tenants to fit out.
The workspace will be split across 3 blocks with the potential for the blocks to be subdivided to provide up to 14 high quality units as required by the client to provide maximum flexibility. Each unit will be provided with car parking. In addition, the development includes an internal road, drainage, perimeter fencing, substation, cycle storage, lighting, tree planting and site signage.
A facade and roof system using vertical seam aluminium is proposed to tie in with the adjacent industrial developments whilst still providing a clean and modern aesthetic. Large scale graphics provide wayfinding and a simple identity to the individual units. Each individual unit will have a landscaped space outside to provide an external space to aid in health and well-being.
The scheme is also working towards BREEAM Very Good with aspiration for Excellent.
