Bristol City Council is engaging the market to procure a contractor for the construction of 14 light industrial units aimed at small to medium-sized start up and growing businesses in a range of sectors at 601 Whitchurch Lane.
The Council is holding a market engagement event to provide an overview of the project and explain the processes and specialist tasks required for high quality delivery of this project. The event will be held virtually on the 12th October from 12.00pm until 2.00pm. two.2.4) Description of the procurement
The project comprises the new build construction of light industrial units aimed at small to medium-sized start up and growing businesses in a range of sectors, comprising delivery of 1725sqm ground floor area to a shell and core specification for future tenant fit out. The workspace will be split across 3 blocks to provide up to 14 high quality units as required by the client to provide maximum flexibility and will include provision for up to 870sqm of additional mezzanine space to be added as part of the tenants to fit out.
A facade and roof system using vertical seam metal cladding is proposed to tie in with the adjacent industrial developments whilst still providing a clean and modern aesthetic.
Each unit will be provided with an external landscaped space, including car parking. In addition, the development includes an internal road, drainage, perimeter fencing, substation, cycle storage, lighting, tree planting and site signage. The scheme is aspiring to achieve BREEAM Excellent.
The scheme is funded by grants from the West of England Combined Authority and the European Regional Development Fund, which is managed by the Ministry of Housing, Communities and Local Government.
