List and brief description of conditions
After a successful grant application to the Scottish Government’s Regeneration Capital Grant Fund, quotes are now sought by SID for the provision of a Design team (comprising Architectural, QS & Structural Engineering Support) for the building of the Community Hub, alongside associated road, parking and external infrastructure, through RIBA Stage 4 to project completion. It is anticipated that the team procured will be Architect led.
The successful team will be expected to undertake the following:
Technical Design
- Preparation of technical drawings and specifications
- Preparation and submission of the Building Warrant application
- Liaison with local authority during the application process
- Preparation of drawings and specifications for billing / tender purposes
- Liaison with QS on tender process
- Assisting with tender return assessment and marking (if required)
Construction
- Administering the construction contract
- Preparation of instructions and contract certificates
- Undertaking fortnightly site inspections
- Chairing and minuting monthly site meetings
Handover
- Final inspections
- Preparation of Practical Completion Certificate
In Use
- Assisting with building operation advice
- Inspection of making good defects
- Preparation of contract certificates as required
- Post- project feedback and satisfaction measurement

Please note that there is limited possibility for upwards negotiation on the overall project budget. Having provided the available budget within this document it is not expected that tenders received will exceed this amount.
