Home Group is seeking to appoint up to three suitably experienced and qualified contractors to deliver repairs and maintenance services across London and the South East. The three contracts will cover a total of circa 7,000 properties of mixture tenure types including rented, shared ownership, supported services and leasehold. The work streams required will be as follows:

• Responsive Repairs- delivery of 24/7, 365 days a year Responsive Repairs service, with an emphasis on reducing the number of visits through adoption of a proactive approach

• Void works- undertaking works to empty properties to Home Group’s lettable standards

• Planned Works the planned replacement of components including kitchens, bathrooms, doors, windows, roofs and electrical and heating systems

• Planned Preventative Maintenance-proactive approach to identifying repairs with a view to reducing the need for customers to report repairs.

The contract will run for an initial term of 5 years with the option to extend for a further period of 3 years and following that a further term of 2 years, giving a total contract term of 10 years.

Home Group is seeking to appoint up to three suitably qualified and experienced Contractors for the delivery of responsive repairs, void property works and planned works to its circa 7,000 properties. The properties are dispersed across three regions, Greater London North, Greater London South and the South East Coast The properties are a mixture of tenures consisting of general needs, supported services, market rented, leasehold and shared ownership. Home Group have an active development programme within the contract area and additional properties may be added to the contract as they come out of their defects liability periods. In addition, Home Group may also add properties from adjoining areas into the scope of the contract at their discretion.

The Contract will be awarded for an initial period of 5 years, with the option to extend until October 2032 at Home Group's sole discretion. Although initially centred on the delivery of repairs, voids, and planned works the contract has the provision to add in additional workstreams during its term on agreement.

The value of the core services (i.e. those services included in scope from contract commencement) is circa £10 million per annum and the total potential value of the contract with all options included is circa £100m over the whole term (including all possible extensions to 2037).

Bidders should note that the terms of the Contract will give the parties the ability to agree a variation to the contractual arrangements at any point during the Contract Period and enter into such other arrangements as are necessary to deliver the works and services through an alternative contractual structure.
