Description
The scope of the Contract is the maintenance, testing and repairs to fire equipment and safety systems at all CAHA sites including:
•Head office
•Young person's schemes
•Blocks up to 18 meters
•Street converted properties
The equipment and systems includes:
•Fire alarm servicing
•Emergency lighting servicing
•Automatic opening vents servicing
•Firefighting equipment servicing
•Firefighting equipment upgrades/replacements
•Dry riser servicing
•Wet riser servicing
•Sprinkler systems servicing
•Misting systems servicing
•Lightning conductor inspections
•Ancillary equipment checks
The main objectives of this contract are to:
•Provide high quality services with which customers are satisfied
•achieve overall performance in line with CAHA's key performance indicators.
•Demonstrate value for money in a proactive and consistent manner.
•Achieve 100 % compliance on all fire equipment and systems
Full details of the schemes and the Services required are contained in the Specification as set out in Appendix 1 of the ITT document.
The Contract is expected to commence in June 2026.
The Contract will last for an initial period of 3 years, with an option to extend at CAHA's discretion for a further 1 year, and 1 additional year, giving a total potential maximum term of 5 years.
The stated estimated value is for the maximum 5 year contract term.

The procedure will consist of the following stages:
Stage 1 - Procurement Specific Questionnaire (deadline for submission - 12.00 on

Bidders must complete and submit the Procurement Specific Questionnaire (PSQ) . The PSQ sets out the conditions of participation for this procurement and will consist of:
•Pass/fail questions
•Information only questions
•Scored questions
The PSQ will used to determine each Bidder's eligibility and suitability to perform the
Contract.
The top 5 scoring Bidders in Stage 1 will be shortlisted to Stage 2 Invitation to Tender.
Stage 2 - Invitation to Tender Stage (deadline for submission 01/04/2026)
The Invitation to Tender (ITT) Stage will be used to evaluate each Bidders detailed proposal to deliver the Contract and will consist of:
•Quality evaluation
•Pricing evaluation
Only short listed Bidders are required to complete and submit the ITT document. The ITT document is made available at the PSQ stage for information only and to enable Bidders to gain an understanding of the ITT process should they be short listed.
Please do not complete or submit the ITT document at the PSQ stage.
