Description

Background and Scope

Lifts across Barbican Estate are end of serviceable life. We are therefore looking to complete a phased refurbishment/replacement of these lifts. We anticipate the total programme of the lift replacements to be phased over c.8 years. This will be split into 2 stages, with this PME covering Lift Consultancy Services for Stage 1, which will be the refurbishment/replacement of the 9No. lifts across the 3No. Tower Blocks (Cromwell Tower, Shakespeare Tower, Lauderdale Tower).

It is anticipated the consultant role will include but not be limited to:

• Carry out site surveys

• Attend and present at resident engagement events (throughout pre-construction and during construction)

• Produce options appraisal on potential refurbishment/replacement options

• Produce technical specification for works

• Lead the project design team on any required statutory consents (such as Building Safety Regulator approval and Listed Building Consent)

• Prepare contractual documentation for tender purposes (assume we would need to prepare with consultant to feed in)

• Prepare pre-construction information pack for issue with tender documents.

• Review tender pack with ourselves and make any amendments as necessary.

• Answer any technical queries from contractors during tender process.

• Undertake tender analysis including price, technical, contractual assessments.

• Attend post tender meetings with contractors.

• Provide technical input in finalising of contract with chosen contractor.

• Lead on Building Safety Regulator Approval including Gateway 2 Submission

• Attend pre-start meeting.

• Hold meetings with contractor during ordering and manufacturing process.

• Review and comment on contractor drawings.

• Overview project through to completion and handover (one visit per fortnight)

• Act as contract administrator for the construction project.

• Witness testing on completion.

• Review and sign off O&Ms.

• Oversight of lift maintenance during warranty period.

Please note that this is not a call for competition.

  • £600,000 excluding VAT
  • £720,000 including VAT
