Description
The works include the full strip-out, refurbishment, and reinstallation of sanitary fittings, finishes, and associated building and plumbing works to the existing toilet area.
1. Strip Out and Preparation
a. Strip out and remove existing toilet, sink, and associated fittings.
b. Carry out full demolition/soft strip of redundant fixtures, finishes, and
pipework as required.
c. Remove existing internal door and door furniture.
d. Dispose of all waste materials in accordance with site waste management and environmental regulations.
e. Make good all disturbed areas to a sound and even finish ready for decoration.
2. Windows
a. Make good 2 no. existing windows, including repair of frames, cleaning, sealing, and preparation for decoration as required.
3. Decoration
a. Prepare all wall, ceiling, and wood surfaces.
b. Apply one mist coat and one full coat of quality trade emulsion to walls and ceilings.
c. Apply suitable finish paint to all woodwork, trims, and window frames.
4. Joinery Works
a. Refurbish existing door, including sanding, filling, repainting/staining, and fitting new door furniture (handle, lock, and signage).
b. Install shelving to support new water heater - securely fixed, level, and able to support full load of the appliance.
c. Construct and install heater cover (removable for access and maintenance), finished to match surrounding décor.
d. Carry out any required boxing-in of pipework to provide a neat and accessible finish.
5. Plumbing Works
a. Supply and install new close-coupled WC suite, including pan, cistern, seat, and all fixings.
b. Supply and install new sink with thermostatic mixing tap.
c. Supply and install new 15-litre electric water heater.
d. Complete all associated pipework, waste, and lagging to meet current Building and Water Regulations.
e. Pressure test system upon completion.
6. Mechanical Works
a. Core hole through external wall for new extract fan installation (fan to be supplied separately or as specified).
b. Seal all penetrations weather-tight and make good finishes.
7. Completion
a. Ensure all works are clean, fully operational, and tested.
b. Remove all rubbish and debris from site.
c. Provide user instructions for all new equipment (heater, tap, etc.).
d. Leave area ready for immediate use
