The work comprises the Annual Inspection and Testing of Gas Installations including supply pipe work, equipment and appliances (including radiators, pipe work, associated controls and all other items necessary for the operation of the heating and hot water), annual servicing of gas central heating systems, together with electrical work associated with these installations. Additionally, there are 153 with an Unvented Hot Water Cylinders (UHWC) and 171 systems powered by an air source heat pump (ASHP) that shall be subject to replacement, servicing and maintenance (ASHP maintenance will be time and material cost). The servicing of thermostatic mixing valves where already installed in the Association’s residential properties are to be included.

two.2.4) Description of the procurement
The work comprises the Annual Inspection and Testing of Gas Installations including supply pipe work, equipment and appliances (including radiators, pipe work, associated controls and all other items necessary for the operation of the heating and hot water), annual servicing of gas central heating systems, together with electrical work associated with these installations.
Additionally, there are 153 with an Unvented Hot Water Cylinders (UHWC) and 171 systems powered by an air source heat pump (ASHP) that shall be subject to replacement, servicing and maintenance (ASHP maintenance will be time and material cost). The servicing of thermostatic mixing valves where already installed in the Association’s residential properties are to be included.
The work also includes the provision of a comprehensive Reactive Maintenance Service including full emergency and out of hours cover in a variety of dwelling house types and sizes for both gas central heating systems and air source heat pumps, their associated components and all electrical work associated with these installations.
The dwellings are a mixture of property types (see property listing for full lists of Association’s properties). The total number of properties is 471 (300 gas and 171 ASHP), however it should be noted this figure is subject to variation due to increases in stock levels and new installations or deletions of individual properties.
The work is to include for the repairing or replacing of any item, including equipment found to be faulty when undertaking annual servicing or maintenance.
The contract may also include some Ad-Hoc Boiler and Full System Renewals as required.
The Association wishes to enter into Measured-Term Contract (MTC) with a single organisation/supplier who is suitably qualified and experienced in the provision of Gas and ASHP Services and Reactive Repairs and Ad-hoc Boiler and Full System Renewal. The contract will be for a three (3) year period with the option to extend for multiple two (2) single one-year periods solely at the Clients discretion.
