Scope

Description

Project Title: Roof Replacement Works (Phase 1)

Location: St Helen's C.E Primary School, Highfield Road, Hemsworth, Wakefield, WF9 4EG

Client: Enhance Academy Trust

Scope of Works

This procurement seeks a qualified contractor to undertake the Phase 1 roof replacement at St Helen's C.E Primary School. The contract duration is 12 weeks, starting Monday 11th August 2025 and ending Friday 31st October 2025.

The project involves:

Removal and disposal of existing bituminous felt roof coverings, associated rooflights, and rainwater goods.

Installation of a new built-up waterproofing system, including:

Gutter details.

Replacement of rainwater goods.

Rooflight replacement, including:

Making good around rooflight cheeks.

Infilling of removed units where applicable.

All work must conform to current Building Regulations and manufacturer specifications.

Key Requirements

Works must follow the Perito Building Consultancy Ltd Schedule of Works and The Garland Company (UK) Ltd Proposal Specification.

Drawings provided include various Safe2Torch detailing, rooflight layouts, and tapered insulation plans.

All operatives must hold a valid enhanced DBS check.

Contractor must adhere to JCT 2024 Minor Works Building Contract terms.

Deliverables

Completion of roofing works as per specification.

Provision of:

Health and Safety documentation including Construction Phase Plan.

Building Manual (hard copy and digital) prior to handover.

As-built drawings, guarantees, warranties, and maintenance guides.

Insurance and Safety

Contractor must carry public liability insurance of at least £5 million.

Works must comply with CDM Regulations, health and safety laws, and site-specific access and safety protocols.

Site will remain partially occupied, and normal working hours are 07:30-17:30, Monday to Friday.

Priced Schedule of Works and Summary of Costs.

Proposed programme of work.

Health and safety risk assessments and policies.

Confirmation of materials and any proposed product substitutions.
