two.2.4) Description of the procurement

Forestry England is seeking expressions of interest from operators wishing to provide a café concession at the Cardinham Woods Visitor Centre. The is located on the outskirts of Bodmin, Cornwall. Cardinham Woods | Forestry England attracts in the region of 250,000 visits annually with the café serving an important part of the visitor offer. Visitors include young families, keen walkers & mountain bikers and those seeking a relaxed day out. The site hosts four waymarked walking trails, the ‘Bodmin Beast’ mountain bike trail, a small play area and opportunities to picnic by the stream. The Café operates out of an idyllic old cottage; there is room inside for approximately 25 covers, a further 80 outdoor covers (picnic tables) are located in the areas adjacent to the cafe. The café will be required to open daily as a minimum (except for Christmas day) from 10am to 4pm with a range of hot and cold food and drinks. Currently we anticipate the lease period being 7 years in duration, the lease Heads of Terms will be available in the tender documents which we expect to be published winter/spring 2025. The total estimated turnover value of the Cardinham cafe lease opportunity over the term will be in the region of £2million. We expect the lease to commence in November 2025
