two.2.4) Description of the procurement
Carlton Dene is a built-up residential area on the corner of Carlton Vale and Kilburn Park High Road. The former nursing home has a two-story reinforced concrete frame with facing brickwork and powder coated aluminium windows. A series of flat roofs are surmounted with asphalt and various skylights, providing internal daylight.
The long-term goal for the property is to redevelop Carlton Dene and Peebles House to deliver 65 extra care homes that are dementia friendly and offer round-the-clock assistance, social opportunities, and recreational amenities to Westminster's older population and 22 energy-efficient general needs affordable homes.
The scheme consists of the full demolition of the existing two storey former care home building (including ground and first floor, basement plant and fuel storage area) and the demolition of the three-storey residential block “Peebles House”.
Both the former Carlton Dene care home and Peebles House affordable housing block are vacant, and the site has been hoarded in preparation for demolition.
The scope is to complete demolition works and to clear the site leaving it ready for redevelopment
