two.2.4) Description of the procurement
The Authority is conducting several large estate regenerations comprising demolition of existing estate units and the construction of circa 4000 new residential units, along with community and retail space and provision of enhanced public realm.
Gascoigne East – Phase 4
The fourth Phase of a programme transforming the east side of the 1960s Gascoigne estate into a modern, environmentally friendly community. Once completed the £160m development will provide 474 new homes across five blocks, along with public realm open space and infrastructure providing green social areas for residents. A key aspect of this development will be its sustainable and cycle-friendly credentials, with a targeted 40 per cent cut
in CO2 emissions from energy produced by the homes against what normally would be expected by Building Regulations thanks to an array of rooftop photovoltaic cells and connection to the district heating system. There are also plans for over 1,000 cycle parking spaces.
Marks Gate P2 & P3
The development will create an area of modern homes as well as biodiversity and play, for walks, sports and cycling,
in a much-improved environment. The area, around 40,000 square metres of council-owned land, would include the
new homes as well as 250sq m of community space. The development will consist of circa 300 high quality, energy efficient affordable homes with a sustainable power source. The development is alongside the southern edge of the site to maximise green space and create a sound buffer and
allowing for improved landscaping and biodiversity – with a new linear park and children’s play areas. It will be built using modern construction methods to reduce disturbance and improve sustainability.
Other Large Schemes
There may be other large schemes that are added to the Authority's regeneration pipeline over the duration of the Framework Agreement. These will be of a similar profile to the Gascoigne and Marks Gate schemes and will be let according to the terms of the Framework Agreement.
