MUSE Developments Ltd is looking to appoint a Contractor to undertake the completion of

the design and the construction and fit out of a new office development including all external

works and incoming services at King Street, Blackpool.

two.2.4) Description of the procurement

The Works represent part of the wider master plan to regenerate the Talbot Gateway area

located within Blackpool town centre, Lancashire to deliver a high quality town centre

environment including new public realm / spaces and a high quality mix of commercial,

leisure and retail uses.

The Client will be undertaking major investment in the remediation of the Site and is working

in partnership with Blackpool Council to deliver the remediation of the development site

prior to the main office development works commencing.

The requirements for the office development are fully detailed within the RIBA Stage ‘4’

Reports included within the tender documents and generally comprises:

• A new 220,000 square foot (GIA), 7 storey office building comprising the shell / core

construction with both Category ‘A’ and ‘B’ fit out works with the requirement to achieve a

BREEAM rating of ‘Excellent and Net Zero Carbon performance criteria

• The creation of a high quality public realm comprising hard / soft landscaping works

including the pedestrianisation of King Street; way finding signage, high quality street

lighting, public seating etc.

• Site wide infrastructure works including the diversion of existing below ground utility

services, construction of new sub-stations and the provision of new utility services; new foul

and surface water drainage etc

The procurement process is being conducted under the competitive tender with negotiation

process. Muse Developments Ltd intend to shortlist 4 bidders to receive and complete the

Invitation to submit initial tender for this project.
