two.2.4) Description of the procurement

Project Overview:

Orbit Group Limited are seeking qualified contractors for the construction of a new residential development located in Leamington Spa. This project involves the construction of 36 modern, energy efficient flats spanning two blocks, comprising of 18 one bed flats and 18 two bed flats, and all associated external and services works.

The works will be procured on a Design & Build basis (JCT D&B 2024) with named sub-contractors comprising of architects, structural engineers & M&E (including installers / product suppliers / PV installers / system design + monitoring engineers )

Scope of Work:

1. Site Preparation:

• Clearing and grading of the site

• Excavation and foundation work

2. Residential Units:

• Construction of 36 flats comprising of 18 one bed flats and 18 two bed flats, each of the one bed flats approximately 50-55 sq.m, and each two bed flats approximately 60 sq.m, split over two flat-roof blocks.

• Modern, energy-efficient design with high-quality finishes in accordance with a detailed specification.

• Incorporation of sustainable building practices and materials

• Installation of ASHP system with associated photovoltaic panels. ASHP’s to be roof mounted.

3. Infrastructure:

• Installation of roads, footpaths, parking areas, communal garden and all other elements as per the design.

• Landscaping and green spaces

• Utility connections (water, foul, electricity, and internet)

Project Timeline:

- Expected Start Date: Feb 2025

- Expected Completion Date: Aug 2026

Contractor Requirements:

• Proven experience in residential construction of a similar value and nature and delivering proven positive outcomes/results on a Design & Build basis

• Outstanding Health & Safety record

• Proven track record of delivering similar projects on time and within budget

• Commitment to quality and sustainability – able to provide at least three previous client references for similar projects
