Justification:
Magenta requires the appointed Contractor to be on site by Q3 (September) whilst the weather is relatively dry, due to the poor condition of the site, as it will deteriorate further as a result of inclement weather, resulting in delays to completion and increased costs to rectify.
The implementation and completion of the Public Open Space and associated landscaping works are critical to the discharge of Statutory and Planning discharge conditions required to be satisfied in advance of the completion of the adjacent residential development. The accelerated implementation of these works will substantially re-risk the completion of the residential dwellings.
