two.2.4) Description of the procurement
Description of the procurement:
Scope of Works
The Contractor will be required to carry out extensive refurbishment work to two pilot blocks on the Broadwater Farm Estate.
The pilot blocks are known as Rochford and Martlesham, and the works to these blocks will be rolled out to the wider estate.
The works will include:
• Structural strengthening works to include:
- Internal structural bracing works within flank apartments
- Internal structural bracing to maisonette apartments
• Refurbishment of the external cladding to include brick slips or traditional rendered panels
• Replacement of windows and doors across both blocks
• Refurbishment of roofs, roof coverings, waterproofing to balconies, etc.
• Compliance upgrade to communal areas to include cross corridor fire doors, emergency lighting etc
• Decorations and flooring to communal areas
• Works to flats where dictated by compliance or refurbishment aspects
• Alterations / redesign to main entrances and common areas
• Conversion of drying rooms to create additional space for dwellings
• Soft and hard landscaping to the surrounding areas of each block
• Upgrade to mechanical and electrical services
• Installation of new bin stores and bike sheds
• Installation of security and decorative fencing
• Provision of amenity sheds and dividing fencing to private balconies
• Redesign of parking spaces to undercroft areas
The Contractor should note the following considerations have been identified:
• The need to decant residents for access to carry out the structural improvement works
• Site setup and logistics. Other major works will be carried out on the estate at the same time
• Overall programme impact on residents
• New build programme will be delivered alongside the refurbishment works
• The level of disruption i.e., working on an occupied estate
The London Borough of Haringey are seeking to procure a suitably competent contractor to deliver the works, which will be awarded using the JCT MW Building Contract with contractor's design (MWD) Conditions of Contract.
The project will be designed up to and including RIBA Stage 4.
