LHP operates a three-tier void categorisation, with a large inhouse direct labour team undertaking the majority of category 1 and 2 voids.

LHP’s category 3 voids are classed as major voids and these will predominately be outsourced to external contractors selected via this procurement process. These voids require a minimum of two elements of component replacement such as a full kitchen, bathroom, re-wire, heating system upgrade, or roof covering replacement.

In addition, this contract will provide additional capacity for labour intensive category 2 voids (which have one element of component replacement) to be sub contracted out in full.

The category 2 voids will typically be valued at approximately £5,000 or more, and its major voids which are valued at approximately £8,000-£15,000.

LHP intends to appoint up to 4 contractors to complete these works and the contractors will be distributed works at the sole discretion of LHP.

The works are to be carried out within the wider Boston and Southern Lincolnshire area

Indicative volumes to be shared amongst the successful contractors is provided in Appendix 7, albeit no volume, workflow or value is guaranteed.
