two.2.4) Description of the procurement

Building 5 of North London Business Park (NLBP) was first occupied by the school in 2013. The planning process for the permanent building has been delayed so the life of the temporary accommodation needs to be extended. The original temporary fitout of existing buildings was light touch and after 8 years of usage remedial works beyond normal school maintenance is required.

Building 4 (floor 2) of NLBP was occupied by the Trust in September 2018, it was fitted out to a more permanent level. Whilst it is still generally in good condition recent roof leaks have damaged some classrooms.

Gleeds Management Services Ltd. are appointed by Department for Education as Technical Advisors. Gleeds have undertaken a Technical Due Diligence survey to inform the scope of works. Gleeds are preparing a tender package to be issued. The works are to be completed during the school summer holidays between 22nd July 2022 – 3rd September.

Scope of works:

Building 4

1. Ceiling – replacement of stained ceiling tiles.

2. Floor finishes – Repair/Replacement of floor finishes that are in poor condition.

3. Roof – refrigerant pipework insulation to be replaced.

4. Sick Bay Room – Hot & cold-water connections to be adjusted.

5. Staff Room – hot water return pipework to be extended. Cold water pipework to be insulated.

Building 5

1. Rainwater goods – Clear gutter and downpipes rodded. CCTV survey. Re-line gutters if required.

2. West Elevation Door – replace rotten external timber door.

3. Perimeter covered walkway soffits – replace all decayed and failing timber.

6. Ceilings - replacement of stained ceiling tiles.

4. WCs

a. Toilet Seats replacement.

b. Cubicles

c. Toilet cisterns checked and replacement internals including new flush handles

d. Damaged vanity units replacement

e. Taps replacement for DDA compliant ones.

f. Replacement hand dryers

g. Sink Replacements

h. WC Replacements

i. Flooring covering or floor tiles if covering not possible due to levels

j. Covering up wall tiles with some kind of decorative stick on panel or tile paint durable enough for a school environment.

5. Basement

a. Hot water cylinder pipework to be insulated. Additional cylinder to be considered.

b. Relocate and replace with electrical board with external grade board. Safety matting to be installed.

6. External works

a. Ventilation grille serving the kitchen to be replaced.

b. Temporary cold-water connection to the external tap to be removed.

7. Roof – refrigerant pipework and ductwork insulation to be replaced to equipment still in use.

8. Science laboratories –

a. gas & water taps to be repaired in one laboratory.

b. Local ventilation system to be installed.

c. Pipework bonding to be made safe.

d. Lighting fitting in prep room to be replaced with sealed fitting.
