two.1.4) Short description

As part of a long-established Specialist Housing Strategy for Older People (SHSOP), Westminster City Council is committed to improving the variety and quality of options available for older people who can no longer go on living independently. The council intends to make available the site of its former residential care home, Carlton Dene for the development of an extra care scheme for social rent. The closure of the care home was made possible by the Council’s development of a brand-new home nearby which opened in Autumn 2020.

To minimise disruption for neighbours and provide potential economies of scale in construction, redevelopment of Peebles House an adjacent general needs block comprising 9 units is currently included in the development project. It is envisaged that the site will form a single construction project, but that future management of Peebles House will remain with the Council, unless a future partner has relevant general needs experience and wishes to make a value for money offer to manage both schemes. The redeveloped Peebles House will comprise 22 family units for social and intermediate rent.
