The contract consists of approx. 700m2 of new retail units to mirror the existing units opposite. There will be a 60m2 terrance are at first floor level.
The contract will be on a Design and Build contract to include the following.
Obtain
Building Reg approval
Architect and Structural engineer designs.
Demolition of existing building
New foundations and steel structural frame
Kingspan or similar roof and walls fully insulated
Timber external cladding as shown on elevations
First floor construction
Jumbo stud or similar internal patterns
Toilets as shown on architects dog.
A small kitchenette to each unit.
Internal doors/decoration as existing units.
Painting to steel frame internally
External doors and window aluminium as existing units
External steel balcony/walkway/stairs with glass balustrades
A lift
Drainage to be designed to a drainage field in the existing hardcore car park at rear
