Eastleigh Borough Council ("EBC") is seeking an architect to provide services as part of the One Horton Heath development. The service required of the Architect will be to provide Architectural and Lead designer roles to develop the detailed planning stage information into a full RIBA Stage 4 detailed design for delivery of the project.

The Architect will be retained by EBC to carry out a compliance and design checking service and to respond to main contractor site and design queries.

two.2.4) Description of the procurement

The service required of the Architect will be to provide Architectural and Lead Designer roles to develop the detailed planning stage information into a full RIBA Stage 4 detailed design for delivery of 393 new homes in 2 parcels (Parcels 1.1 and 1.2) with an option (to be exercised at EBC's sole discretion) for a further parcel of 110 new homes (Parcel 1.3), which will be subject to separate detailed planning application.

The Architect will be retained by EBC to carry out a compliance and design checking service and to respond to main contractor site and design queries across the 2 parcels with an option for the 3rd.

A main contractor will be appointed on a design and build basis for each parcel. Due to speed of delivery of Parcel 1.1 it may be operated by the main contractor using 2 outlets.

Description of options

There will be an option within this procurement (to be exercised at EBC's sole discretion) for a further parcel (Parcel 1.3) of 110 new homes, which will be subject to separate detailed planning application. The character, typology and density will be similar to that of Parcel 1.2. The estimated value of this is £150,000.00 which is included within the estimated value at II.1.5.
