two.2.4) Description of the procurement
Aberdeenshire Council is the owner of 9 office buildings in various locations throughout Aberdeenshire and these have been leased on a single lease to for a period of 15 years from October 2008 until October 2023. The head tenant sub-leased the buildings as business centres providing serviced offices for both local and national tenants.
Aberdeenshire Council will now take over the running of these offices and wishes to continue operating them as Business Centres providing serviced offices to multiple tenants with support of an agent to manage the centres. The lease will be of varying duration providing both short term and longer-term options to meet occupier requirements.
The 9 centres are spread throughout Aberdeenshire and currently produce a total net income of approximately 265,000GBP per annum. The total floor area is approximately 4,088 sq m (44,000 sq ft) and there are currently 178 units/offices. Occupancy rates range between approximately 50% and 100%.
