CHP is planning an innovative project in Finchley in order to recalibrate the market norm for key workers’ accommodation. At the heart of this project is an intention that key worker accommodation (“KWA”) will be created that is genuinely attractive to NHS workers and that addresses their needs by providing a long term base that they can call home. Evidence supports our belief that provision of a stable base enhances staff well-being, allows staff to feel valued and concentrate more on their crucial role in delivering healthcare services. Evidences also tells us that provision of affordable homes could have a major impact on NHS ability to retain much needed staff in London, amidst growing concern around staff shortages
This is an opportunity to go beyond the outdated nurses’ home concept of accommodation that is no longer fit for purpose and to deliver a KWA solution that is genuinely fit for the NHS, rather than replicating previous imperfect projects. This market engagement is an opportunity to explore the manners in which the market believes that it can materially increase the utility of the KWA to the NHS and therefore set a new market norm in the sector.
CHP has been developing a strategy for the surplus land site at Finchley Memorial Hospital since 2017. The optimum strategy following an iterative review is the development of KWA for NHS staff in accordance with the Homes for NHS Staff Policy using surplus NHS land. The proposals at Finchley Memorial Hospital are to provide accommodation for NHS in the London Borough of Barnet and across the geographical area that is covered by the North Central London Integrated Care System.
