two.1) Scope of the procurement

two.1.1) Title

Repairs Team Backup Contractor

two.1.4) Short description

The portfolio of properties will consist of a mixture of houses, bungalows, blocks of flats, tower blocks and sheltered housing schemes and corporate buildings of various types, construction, and ages. The Council has a legal responsibility to maintain these properties to keep them in good working order and undertake repairs as and when they are required.

With over 10,000 properties within the Housing stock and approximately 200 corporate buildings, a requirement exists for a multi-disciplined contractor to perform a backup function to Hillingdon's Reactive Repairs and Maintenance Service department (DLO) as a when we are unable to action works that are deemed to exceed 1 full working day to complete. Works will be batched up by trade and sent over for the backup contractor to plan and confirm a start and completion date, we would expect works to be completed within 90 working days where possible. If works are going to take longer than 90 working days to complete, we do expect for start dates and completions dates to be confirmed. We will also be issuing all our Complaint; legal and disrepair works to the winning back-up contractor these works have sensitive time frames for works to be completed and these must be fully complied with.

The works will be for the following trade related areas below.

· Brick & Masonry Works

· External Works

· Concrete works (for Path repairs)

· Carpentry & Joinery

· Plasterwork & other floor, wall & Ceiling finishes

· Painting & Decorating

· Plumbing

The Council's annual spend on for this contract is approximately £250,000 (Two Hundred and Fifty Thousand pounds) per annum. Contractors should be aware, however, that the London Borough of Hillingdon does not provide any guarantees or assurances in respect of the annual value or volumes of work, if any, which will be procured under this proposed contract.

The proposed contract will be for a period of three (3) years with an option to extend for a further one (1) plus an additional one (1) year subject to the requirements of the service and the satisfactory performance of the contractor.
